What is a future proof property? A future proof property is a cleaner, greener one.
- The first principle is to reduce a property’s energy demand as much as possible- through high levels of insulation, and low energy appliances and user patterns (like turning your thermostat down by one degree).
- Next, it is possible to install systems that replace or reduce demand for fossil fuels to generate space heating and hot water (i.e. solar/ heat pump systems coupled with high efficiency hot water stores).
- Finally, micro generation systems can be installed to produce electricity to power a property and even sell energy back to the national grid.
The UK government is firmly committed to reducing the carbon emissions of existing and new housing stock. It is the biggest single change in British housing policy since the 1960s. With the introduction of The Code For Sustainable Homes, it is aiming to reduce new build carbon emissions by 20% by the end of 2010. All new builds will be zero carbon by 2016.

Millions of pounds of government money has already been released for improvements to the existing housing stock. Schemes so far predominantly focus on increasing buildings’ insulation and for some renewable energy projects.
It is clear that the government will be releasing hundreds of millions more pounds to encourage further improvements to existing housing in the UK.
An example of this is the proposed Feed In Tariffs due to role out in April 2010.
Currently there are grants of up to £2400 available per home, depending upon what measures are installed.
